MANAGEMENT

When renting your property through R J Young & Co you are guaranteed a service second to none. As we are a small family run business we can offer help and advice on a more personal level which is something that is hard to find with the larger lettings agents. To take the hassle out of renting and managing your property we can do the hard work for you using the expertise of our team.

We can offer you the following services:


Letting Only Service

For a very competitive one off fee of 50% of one months rent our service will include:

Property valuation against the current market value.


Advertising on our website and Rightmove's.


Arranging and overseeing viewings with prospective tenants.


Full referencing and credit checks.


Collection of the first months rent and deposit. 


Deposit will registered in the MyDeposits scheme.

Raising the contracts and ensuring that all necessary notices are served upon the tenant.


On the day of completion a full inventory will be taken along with condition photographs. Meter readings will be taken and contracts will be signed. 

Full Management:

For a competitive monthly fee of between 5-10% (dependant on property) full management includes :

Rent Collection Service:

We will receive and pay to you the monthly rent and issue you with a statement and invoice each month and arrange payment of any expenses the property incurred.

Property Maintenance:

We will be the first point of call for your tenants, we will arrange to resolve any maintenance issues, obtain quotations from trades and oversee the work from start to finish using only qualified, insurance checked contractors. We will arrange appropriate property checks ie Gas Safety Checks, EICRs and EPC’s.

Tenancy Renewals:

Shortly before your tenancy agreement is due for renewal we will negotiate with the tenant on your behalf and organise the new contracts to be drawn up and signed. 

End of Tenancy:

Prior to the end of the tenancy we will carry out a pre-exit inspection. On the day of the exit we will go through the inventory checklist and make note of any dilapidations. Final meter readings will be taken and once agreed arrange for the deposit to be returned in full or minus any deductions incurred. 


TENANT INFORMATION AND PERMITTED FEES:

  

Before the tenancy starts -


We will require a refundable holding deposit equivalent to one weeks rent, this is to reserve the property whilst we carry out referencing and right to rent checks. Please note that this deposit will be forfeited if you withdraw from the property once an application is underway or you fail the referencing checks due to misleading or significant false information provided. 


On a successful completion the holding deposit will be deducted from your first months rent.


We will require 4/5 weeks security deposit and one months rent in advance prior to signing of contracts and obtaining keys to the property.
